"Full disclosure, I am lucky to have Sandra Cohen as a good friend and knew her well even before she became a Real Estate agent. I knew she would be a good agent to work with, several from our mutual friends circle had used her with excellent results, but did not know how good she really truly is. To set the context, I was selling the house remotely while located on the other side of the globe for work. To add to the challenge, the house was in a bad shape thx to the last tenants with multiple issues and the same tenants were still living there with no intention to move out. Sandra took charge of the situation on my behalf, worked closely with the tenants over several months, updated me continuously on my options, nudged and helped to find them another place, took possession of the place, after a quick review suggested using the Ravies Refresh program to update the place for sale. Now she was very careful to explain the pros/cons of the Ravies in house program and as alternates gave me contacts of several local contractors as an alternate option. That said, for me the Refresh program was convenient as there was no upfront payment and charges were settled as part of the sale proceeds. Sandra worked with the assigned contractor and together with me, made sure that each update decision was just what was needed. Nothing more, nothing less. She even chose the colours for the wall and trust me, did a better job than what I would have picked if I was present locally. She was even prepared to go to home depot to get cheaper alternatives herself, She was even ready to help clean the place for me, until I talked her out of it. The recommendations she made proved just right as the house had multiple offers over asking price, within a day of listing. Even thru that process Sandra was a wealth of knowledge explaining the pros/cons of each offer and helping me decide on the best one, not necessarily the highest.
