It shows a $40 mos cable fee-is that required or can my buyers opt-out of the fee if they choose not to have cable? All units have $40 cable fee incl in HOA for now- If condo association votes for a change, so be it. As you observed- my unit has a 2015 Natural Gas furnace,CAIR.

1. Based on the budget document provided on the MLS it looks like the assessment is 2020 only. Is this correct? If that is true will the monthly HOA fees reduce to $468.10 in 2021?n We have had to make the decision as to whether or not to get a large loan for the roof and driveway work. That is expensive, and not really conducive to buying and selling units so we basically have said that the capital expenses for those 2 things and building maintenance (done on cycles by building) will be a special assessment. Although it is an annual thing, it will likely renew every year for the next years or so until the roofs and driveways are finished. It is reviewed each year at the annual budget meeting.
3. With this unit, are there 2 parking spots in addition to the garage space? My clients noticed they wouldn't be able to park in front of the garage because it coexists with the driveway. Unfortunately, there are 12 units or so in that same situation. Hence, your unit only has the garage and the spot in front of your place. If additional spaces are necessary then the next option is the pool parking lot parking.
