Here's What Life at Waterberry Actually Looks Like. Before you decide whether this home is right for you, it helps to know what you're really buying. Not just the square footage or the HOA fee, but what everyday life actually looks like once you're here. The best homes aren't always the newest ones. Sometimes they're the ones in the right community, with the right view, at the right price. This villa is a good example. The floor plan has held up well over the years. Both bedrooms are located on one side of the home, separated from the living area by a hallway that gives the sleeping quarters some privacy. The primary bedroom overlooks the pond and has its own sliding glass door leading directly into the air-conditioned, glass-enclosed Florida room. That Florida room is where this home really separates itself. Whether you're standing in the kitchen making breakfast, relaxing in the living room, or sitting on the porch with a cup of coffee, the pond is always part of the view. It becomes part of your daily routine. The laundry room is inside the home, and you'll have two assigned parking spaces directly in front of your front door, which makes everyday living just a little easier. The kitchen and bathrooms are still original to the home. They're functional, but most buyers will eventually update them. That's also where much of the opportunity lies. A quality kitchen and bathroom renovation typically falls somewhere between $50, 000 and $80, 000. When you look at the closed sales inside Waterberry, renovated homes consistently sell well above original-condition homes. It's the renovation. One thing to understand is that Waterberry isn't a condominium. It's a 55+ homeowners association, and that changes a few things. Monthly HOA dues currently runs $288 a month and cover lawn care, exterior painting on the community schedule, parking, security, trash collection, and full access to the Waterberry clubhouse. The clubhouse is one of the reasons so many residents stay here. There's a heated pool and hot tub, sauna, fitness center, tennis courts, shuffleboard, billiards, a library, and a year-round social calendar with card games, movie nights, holiday parties, book clubs, live entertainment, and organized outings. If you enjoy getting involved, you'll probably know your neighbors pretty quickly. If you'd rather spend the afternoon watching birds on the pond from your Florida room, that's perfectly normal here too. Because this is a homeowners association and not a condominium, owners are responsible for maintaining their own roofs and are required to carry an HO-3 homeowners insurance policy. Waterberry also has an approval process for new owners. Applicants must currently have a minimum 700 credit score. Rentals are not permitted during the first two years of ownership, and short-term rentals such as Airbnb and VRBO are not allowed. Those rules aren't for everyone, but they do help preserve the quiet residential character that has made the community popular for decades. One of the things that makes this part of Boca so enjoyable is how easy everyday life becomes. Most mornings probably start on the Florida room watching the sun come up over the water. A couple of minutes later you're at Publix on Clint Moore Road and US-441 picking up groceries. Meeting friends for breakfast? Café Landwer is a local favorite. Friday night usually means Villa Rosano if you're in the mood for Italian. If you're from New York or New Jersey and have been searching for pizza that reminds you of home, Il Fiore on Yamato Road is one of the first places many locals recommend. When friends or family are visiting, Lazy Dog on Glades Road is an easy dinner choice because everyone finds something they like—and yes, they even have a menu for your dog. If you're looking for something to do, Mizner Park is about fifteen minutes away, Atlantic Avenue in Delray Beach is roughly twenty minutes, and Red Reef Park is close enough that heading to the beach never feels like an all-day commitment. If you're bringing a small dog, Waterberry allows up to two pets weighing 20 pounds or less each. The walking trails throughout Boca Chase make everyday walks convenient, Mizner Bark Dog Park is only about fifteen minutes away, and Bark Beach at Spanish River Park offers designated off-leash hours on weekend mornings. Before you write an offer, there are a few things worth reviewing. Pull the estoppel. Review the HOA budget and reserve funds. Ask whether any major capital improvement projects are planned over the next couple of years. Verify the HOA approval process and timeline. During inspections, pay close attention to the roof, air-conditioning system, plumbing, and confirm the current FEMA flood zone designation. Those conversations are much easier before you're under contract than afterward. So who does this home really fit? Someone who wants a Boca Raton address without paying renovated-home prices. Someone who doesn't mind updating a kitchen and bathrooms over time because they understand they're investing into equity instead of paying someone else's contractor. Someone who appreciates a quiet pond view, a low-maintenance lifestyle, and neighbors who actually know one another. If your goal is an investment property or a vacation rental, this isn't the right community. If you're looking for a place to enjoy the next chapter of life while building value over time, Waterberry deserves a serious look.
