Although the MLS sheet has a 'some wetlands' on it, the wetlands are actually better thought of as a nature' bog, full of appropriate wildlife in its various seasonal forms. The dry area consists of a flat parcel, of probably about 3-3. 5 acres with room for building a house and garage; it is good for single family use; no mobile homes, deed restricted modest value neighborhood with mixed use properties scattered about. The mixed use neighborhood may allow uses, other than strictly residential, and shoud be checked out with the Town zoning if needed. Home site is set well back from road, and there is an underground electrical service alread installed, years ago, . It may, or may not require re-perking for the required on-site septic system. A well is necessary for water. The wetlands in the comment section is actually a BOG, perhaps the only official (to some) BOG in Sheffield; it is full of wildlife whether dry or boggy, This is either a positive or negative, an individual decision left to a party interested in this lot. An undergtound electric line to a post meter was installed over 10 years ago. There may be some setback requirements (from the bog) that must be adhered to, along with the other zoning setbacks from boundary lines. Any interessted party should check with the Town of Sheffield's zoning, building, and health departments for all current regulations for building.
