IT'S ALL ABOUT THE LAND AND LOCATION. Once a traveler and family destination right in the heart of North Conway, Junge’s (“Young’s”) Motel has welcomed guests as if they were family for almost 70 years. Now it’s time to move on. The Junge family of innkeepers is retiring and offering their property for redevelopment. In its hay day half a century ago, Junge’s Motel and several competing single story motels on the North Conway “strip” were full from spring through the next ski season. If the winter was snowy, motel owners might get away for a brief breather in the infamous “mud season.” Starting just after Memorial Day, another vacationer season would kick into gear. While the Junge’s 1960 style motel units are still well cared for and inviting, the emergence of today’s modern hotels with family suites, indoor pools, and convenient food service has captured market share from the older style motels. In today’s market the value of the land fronting on Route 16 is much too precious to support an aged motel. Taxes on the land alone are a strong impetus to redevelop vs. upgrade. The Junge land is one of the prime redevelopment parcels on Route 16. Scraping the site of the existing buildings will yield 5.1 acres of buildable land with two curb cuts, gently sloping terrain, municipal water and sewer services, and a variety of neighboring national and regional retail and hospitality names.
